Renovations and repairs often involve more than the visible finish. An opening may need new framing; a reclad may reveal deteriorated materials; an addition needs careful junctions with the existing home. We review these interfaces when defining the scope so assumptions can be discussed before construction begins.
Tell us whether the property will be occupied during the work and which rooms or access routes must remain usable. Photos, existing plans and any inspection reports help us understand the starting point. Where the condition of concealed construction is uncertain, an investigation stage may be needed before the repair can be priced reliably.
Our approach is to agree the known work, explain what remains uncertain and discuss any additional work before it proceeds. For a project involving other trades or council requirements, responsibilities and sequencing need to be clear at the outset.
In the Rangitoto renovation, GRIT was contracted by CMP Construction to build a curved spotted gum deck and cedar pergola, install new joinery and renovate the bathroom and interiors. It shows how interior alterations and outdoor construction can form part of the same project.

Yes. Send the location, photos and a description of the issue. We review the scope and availability, then discuss a suitable next step. Smaller repairs can still need investigation if the cause or extent of damage is concealed.
Photos and reports can support an initial scope, but they may not establish the full extent of concealed damage. We’ll discuss investigation, assumptions and pricing limitations before agreeing how the work should proceed.
That depends on the work and which areas are affected. Tell us about your household’s access and room-use needs. We can discuss sequencing, separation of work areas and when services or parts of the home may be unavailable.
Send photos, the property location, available drawings and any building inspection or weathertightness reports. We can discuss the proposed scope and which design, investigation or council matters need to be clarified.
We welcome enquiries from Hamilton and the wider Waikato, Auckland and the Bay of Plenty. Each project is reviewed against its scope, location and required timing.
